With a deep passion for real estate development, Steven founded KONSTRUCT in 2020 to combine his expertise in architecture, engineering, and pre-development services. Over the years, he has gained invaluable experience in all phases of development—from acquisitions, financial modeling and capital syndication to navigating zoning codes and tax abatements. Steven’s ability to integrate both technical and strategic aspects of a project allows him to provide comprehensive solutions for clients, driving successful outcomes across residential and commercial developments.

Steven's career includes significant contributions to both the public and private sectors projects. Prior to founding KONSTRUCT, Steven was an Associate at Bala Consulting Engineers responsible for starting and growing an engineering department in their newly acquired NYC office. Being a key member of various engineering teams allowed Steven to contribute to the firm’s success with unique client projects ranging in scope, asset class, and complexity. His diverse experience and passion for the built environment has allowed Steven to successfully lead internal and external teams to achieve predetermined objectives in various industries. Projects ranged from upgrading high value pharmaceutical distribution centers to be tornado resistant, to ground up new construction of various building types and asset classes including +200,000 SF of curtain wall systems on high-rise structures. 

Steven’s strategic vision extends beyond design and engineering—he actively acquires businesses to expand KONSTRUCT’s capabilities, strengthening the firm’s professional expertise and market reach. He has successfully founded and exited multiple companies across development, construction, and professional planning services. His expertise spans land use, entitlements, financial modeling, syndication and complex project structuring. Over the years, Nicholas has provided strategic advisory services to industry leaders such as L&M Development and John Cali of the Mack-Cali REIT, playing a key role in high-profile real estate projects. His ability to navigate complex regulatory environments and structure innovative financing solutions has allowed him to drive transformative projects across various asset classes.

As a former senior advisor to Greener by Design, Nicholas spearheaded energy, environmental, and resiliency initiatives, leading efforts to develop microgrid and smart grid systems, implement sustainable infrastructure, and secure funding for large-scale urban planning projects. He managed the HUD CDBG-DR-funded Post-Sandy Planning Assistance Grant Program, directing federal grant funds for green infrastructure improvements in over fifty municipalities to support disaster recovery and long-term resiliency. Additionally, he collaborated with state agencies, municipalities, and private developers to implement cutting-edge sustainability solutions, ensuring projects met both regulatory and financial objectives. His deep expertise in public and private financing, grant administration, and subsidy structuring has made him a sought-after consultant in both government and private sectors.
