KONSTRUCT was founded in 2020 by Steven J. Koniuk, P.E., R.A., with a simple goal: to bring architecture, engineering, and pre-development under one roof in service of his own real estate projects. As both a licensed architect and engineer, Steven managed every aspect of design and delivery himself, creating a tightly integrated model that prioritized speed, precision, and developer-centric decision-making.

This approach gave him the agility to navigate entitlements, secure expiring tax abatements, and keep projects moving without the friction of siloed consultants. By 2023, it was clear the model worked - and KONSTRUCT officially evolved from a personal venture into a client-facing firm, ready to bring the same level of integration and responsiveness to others.

Built on that foundation, KONSTRUCT quickly gained traction - delivering architecture, engineering, and pre-development solutions tailored to developers, design professionals and contractors, with a reputation for technical excellence and real-world results in both commercial and residential markets.

In 2024, KONSTRUCT expanded its capabilities and market reach through the acquisition of Steven S. Cohen Architect, PC, (SCA) merging both practices together. This milestone allowed both entites to grow along side one another, together sharing resources and collaborating effectively for our clients benefits.
