Steven is the Founder and Managing Partner of KONSTRUCT, an engineering-led firm that integrates and supports architecture and engineering practices through shared systems, standards, and long-term ownership. He is a licensed Professional Engineer and Registered Architect with experience building and operating multidisciplinary A&E firms and leading complex projects in high-barrier markets.

Steven S. Cohen founded Steven S. Cohen Architect PC and led the practice for over four decades, establishing a nationally and internationally recognized body of work across multifamily housing, commercial development, and specialized facilities for older adults. His portfolio includes more than 15,000 housing units delivered across market-rate, subsidized, high-rise, and low-rise typologies, as well as hotels, offices, and institutional facilities.
Following the firm’s integration with KONSTRUCT, Mr. Cohen continues as a Legacy Partner, providing continuity, institutional knowledge, and strategic guidance. His experience in modular construction, innovative building systems, and complex housing delivery - along with decades of leadership in planning, zoning, and professional organizations - remains embedded in the practice and its long-term stewardship.

David Eareckson, pe
Partner - Civil Engineering
Mr. Eareckson is a highly accomplished civil engineer with over 25 years of experience leading complex land development and infrastructure projects across various states, including New Jersey. At KONSTRUCT, Dave applies deep regulatory knowledge, technical precision, and a builder-informed perspective to help clients overcome entitlement challenges and deliever successful residential, commercial, and mixed-use developments.
Dave brings not only technical leadership but also a proven record of business acumen, growth, and strategic direction. He has a strong ability to forge lasting client relationships, align multidisciplinary teams, and position organizations for long-term success in competitive markets.
Prior to joining KONSTRUCT, Dave served as President of Land Development Services at Matrix New World Engineering, a 400+ person environmental consulting and engineering organization tackling national strategic environmental challenges. Dave oversaw multidisciplinary teams in civil, marine, and surveying operations. His leadership included pioneering work in post-disaster infrastructure reconstruction, and large-scale public works projects. Dave also held senior roles such as President of Land Development Services (a subsidiary of Birdsall Service Group), overseeing the Land & Marine Engineering division, and as Director of Engineering at LGA Engineering.
He has personally helped bring thousands of housing units to market—including hundreds of affordable homes—and is known for his ability to secure approvals for complex sites impacted by wetlands, tidal waters, and limited infrastructure. A proud graduate of NJIT (BSCE, magna cum laude), Dave also holds a background in carpentry and construction, which grounds his engineering solutions in real-world constructability. He currently serves on the Industrial Advisory Board at NJIT, is on the Board for the Community Association where his next house is being built, and is the reluctant chair of the Architectural Committee for the Association.
Dave lives in Brielle, NJ, with his wife Jackie, a top-tier real estate professional. He is the proud father of twin daughters working in the fields of psychology and nursing.

Nicholas is a seasoned real estate development and construction professional with extensive experience in planning, project management, and sustainable infrastructure. He has founded and exited multiple companies across development, construction, and planning services. His expertise spans land use, entitlements, financial modeling, syndication, and complex project structuring. Nicholas has advised local, regional and national multi-family builders and developers as well as institutional equity groups, private equity groups and community development organizations, playing key roles in high-profile projects.
As a former senior advisor to Greener by Design, he led energy, environmental, and resiliency initiatives, including developing microgrid systems, implementing sustainable infrastructure, and securing funding for urban planning projects. Prior to his advisory career, Nicholas was part of the NJDCA, overseeing the HUD CDBG-DR-funded Post-Sandy Planning Assistance Grant Program, directing federal funds for green infrastructure improvements in 50 municipalities. He has negotiated and collaborated with state agencies, municipalities, and private developers to implement sustainability solutions, ensuring projects met regulatory and financial objectives.
At KONSTRUCT, Nicholas helps clients navigate complex development challenges, collaborating with developers, municipalities, and financial stakeholders to optimize outcomes. His strategic approach integrates planning, financing, and construction expertise to drive successful projects from concept to completion.
